Do you have references?
We might be able to get you in touch with some of our sellers who are already in the program if you would like. Just ask!
How often will you contact me?
Typically we will only contact you every 30-45 days to check in and make sure you still want to be enrolled in the program, and that nothing has changed as far as your asking price or timing.
Who would represent me in the sale?
It’s up to you. You can represent yourself, hire an attorney or hire a real estate agent. Just let us know who we should present our buyer's offer to.
Are your buyers investors?
We have SOME investors we work with who are interested in buying single family homes and condos for long term rentals, but for the most part, the buyers we work with are people who will live in the home and want to live in the area.
Do you have people signed up for this program already?
At any given time, we typically have over 100+ owners signed up for this program.
Do you give out any of my personal information to buyers?
Never. We coordinate all showings with you directly and never share any personal contact information. The buyers will at times, be made aware of your property address, but only after determining that your property meets their needs. We do NOT share any of your information with any 3rd parties, outside vendors, or other real estate agents or firms. We do not email or print out this list, and pass it on to anyone else at all. Buyers are ONLY made aware of the properties that meet their criteria, have been pre-qualified and are working directly with us.
Why don’t other agents do this?
The reality is that SOME do, but on a VERY limited capacity and small scale. By, that we mean that at times an agent might have 1-2 buyers they are working with and will reach out to a local neighborhood or community to find a home for their 1-2 buyers. We however, operate as a team, and currently have 6 buyer agents fielding numerous phone calls, and emails from buyers each month. Through our systems and team effort, we stay in touch with all of them and use our listing, marketing team, and technology to try and match up homeowners with buyers without having to list their home. It’s a win-win for buyers, our team, and or course you, the seller. Also at any given time we have over 2500+ buyers in our database looking to buy here locally.
How will you show my home to buyers?
We will ONLY show your home to buyers that are qualified with a lender, or have proof of funds to buy cash, and can afford your asking price. If we find a possible buyer, we will contact you to set up a onetime showing with the buyers at your convenience. We will NOT put any lock box on your home! You have complete control over which showings occur and don’t occur.
What if I don’t want to sell RIGHT now?
That is fine. Just let us know your ideal move out date, even if that is 3,6, or 12 months or more in the future and we will do what we can to accommodate your move out date. If you have tenants, simply let us know when the lease expires, and we will try to find a buyer a month or so before the expiration of the lease or perhaps a buyer whom may want to assume your lease!
How fast can you find a buyer?
Depends. We might already have a buyer looking for a home similar to yours at your price point. If we don’t, we typically are acquiring hundreds of new buyers per month, and the buyers might become a match. So you may hear from us within a day, a week or only after a few months.
What if I don’t know what my home is worth or how much to ask for?
You can either Zillow your property, or if you would like we can provide you with a free valuation for you, with all the recent sales, to help you determine your home’s value.
Is this real or is this some kind of scam?
This is absolutely a real program. Because we have so many buyers we are working with, we at times are able to match them up with sellers not on the market, through this process. We have already closed a lot deals through this process.
This sounds too good to be true, what is the catch?
Plain and simple, there is no catch. If we find a buyer for you, great, our buyer will pay us. You pay us nothing and we have helped our buyer clients. If not, this option cost you absolutely nothing, there are no contracts and there is no risk. We have tested this model out and found that sellers love this program, because we don’t charge them anything at all. Buyers love it because we can find them a home that wasn’t on the market and it fits their needs. It truly is a win-win for all parties involved. Especially when the market inventory is low for buyers!
What if I already have an agent who is going to list my home?
Great! You can still enroll and be a part of the program before your home goes on the market and we have no problem working with your agent. Once you hit the market however, there is no reason to be in the program as we will see your home on the MLS and deal directly with your agent. However, you might be able to save on listing commissions if we find a buyer before you go on the market, so it doesn’t hurt to check with us to see if we have any buyers, before you list your home.
Why would I sell my home this way?
Some sellers, want to avoid the hassle of having a lot of buyers come through their home, or putting it on the market, or dealing with open houses. This is an easy way to avoid putting your home on the market and avoid having to pay any listing commissions. If also could provide a way to sell your property without having to get it "show ready" and having to make any repairs before you go on the market.
Can I opt out at any time if I sign up?
Yes. Just let us know that you are no longer interested and we will take you off our list.
Do you send out this information to anyone or post on the internet?
We do not email, print or send out this list or information to anyone at all. It is all contained within our own company database. We do not show this list to any other agent or firm. We do not show potential buyers the list of ALL the homes, only the ones that fit their criteria. We do not post your property information or address anywhere on the internet. We don't even take pictures of your property although you are free to provide them to us!
How often will you bring buyers by my property?
We will only bring over specific buyer’s that are looking in and familiar with the area, and are qualified to purchase at your asking price. Because we work so close with these buyers, we typically show them everything on the market FIRST, before we resort to showing a home within our program. From there if we have a seller that matches a buyer’s needs, we meet with our buyer in our office, go over the features of the home that we know about, show them any pictures we have, drive them by the property, and if everything still sounds good to the buyers, we will then coordinate directly with you to schedule a showing.
Have you done this before?
Yes, many times, and we are actively writing offers for buyers on properties at any given time.
How do you get paid?
We have an agreement with our buyers to pay our commissions to find them a property. If they are paying cash, they will pay for our fees to the transaction, and pay us through escrow. If they are doing any financing they will simply build the commission into their price and we will be paid through escrow. However we do NOT charge ANY listing commissions for this process.
Do I have to sign any paperwork or is there any contract?
There is absolutely no paperwork to be a part of the program, and you do NOT have to sign anything. The only paperwork you would need to sign would be an offer that you would be willing to accept.
Is this program available everywhere?
Currently this program is only available in San Diego County and our most success is within the 92130 zip code.
Are there any fees to be enrolled in the program?
There are absolutely no fees. Once you sign up, we put you in our database and try to match you up with one of our buyers we are working with. There is never any obligation to sell your property to the buyers or accept any offer we may bring to you.
